Mediacorp places site of Caldecott Broadcast Centre for sale

SINGAPORE: The site that formerly housed the Caldecott Broadcast Centre at Andrew Road has been offered for sale by vendor Mediacorp, Singapore’s national media network. The hilltop site spans 752,015 sq ft and served as the hub for broadcast for more than six decades until 2015 when Mediacorp moved to its current location in Mediapolis.

Real estate consultants – CBRE and Showsuite Consultancy – have been appointed by Mediacorp to advise and market the property. The property will be sold via a public tender exercise which will close on Dec 9. 

The 99-year leasehold island site currently has a balance lease term of 73 years and is zoned as a ‘Civic & Community Institution’ in the 2019 Master Plan. Located at the heart of the Caldecott Hill Good Class Bungalow (GCB) Area, Mediacorp has been granted an Outline Approval by the Urban Redevelopment Authority (URA) for a proposed site redevelopment into two-storey bungalows with a minimum land area of 800 sq m per house.

Mediacorp has appointed an architect who has worked out a subdivision scheme for the site, accommodating 67 bungalow plots, subject to approval from the authorities.

CEO of Showsuite Consultancy, Mr Karamjit Singh, said: “With the buildings vacated, the land is now ripe for redevelopment and harmonisation with the immediate surroundings of posh detached houses. These ‘junior-GCBs’ would perfectly cater to the under-served mid-tier segment of detached houses – the market between GCBs and entry-level bungalows. There has been no large-scale project of brand-new GCBs, junior or conventional, for a very long time. The closest proxy would be bungalows at Sentosa Cove, which were launched between 2005 and 2010.”

“As a result, the number of detached houses in Singapore has remained stagnant over decades. It was 10,000 plus 25 years ago and it remains 10,000 plus today. This represents less than 1% of the country’s total housing stock. During the same period, the average household net wealth has increased by over 300%,” continued Mr Singh.

The gross land value for a proposed bungalow redevelopment on the site is expected to be in excess of S$400 million including a differential premium and lease upgrading premium, which would translate to a land rate in the region of S$540 per sq ft (psf).

Based on the vendor’s architect’s scheme of 67 bungalows, this would work out to a land cost of around S$6 million per land plot. At this price, a developer may break even at about S$9 to S$10 million per bungalow.

The new detached houses at the proposed development are expected to be priced between $11 and $14 million, subject to design and configuration.

An application has been made to the Singapore Land Authority (SLA) for an in-principle approval for the lease to be extended to a fresh 99-year lease tenure.

Mr Michael Tay, Head of Capital Markets, Singapore at CBRE added: “The perception of leasehold tenure has been changing over the years. In a market where freehold capital values are high, there is a growing generation of buyers who see the more affordable leasehold properties as an opportunity to tie down less capital for their homes, while achieving their aspirational goals. In so doing, they free up capital to invest in another property for rental income.”

Mr Tay said: “We are optimistic that developers will be excited about this opportunity, as the proposed ‘junior-GCBs’ project will appeal to buyers and upgraders who are seeking bungalow ownership within a brand-new estate, with the added cache of being part of an established GCB area.”

“In addition to the bungalow redevelopment potential, we understand that URA may also be prepared to consider a proposal for the site to be redeveloped into a retirement village, subject to detailed evaluation,” added Mr Tay.

Chai Chee resident goes on Facebook to seek rightful owners of 2 hamsters that her cat brought home

Thanks to the hunting instincts of her cat, a woman ended up with not one but two hamsters that were nabbed somewhere and plopped at her home in Chai Chee. 

Chu Lei Teo is now seeking anyone in her area who might have lost two hamsters ⁠— said to be of the winter white dwarf variety ⁠— who are alive and well, and probably confused as heck. 

According to Teo’s post on Facebook, the two critters weren’t even nabbed on the same day. Her cat apparently brought home one hamster on Sunday (Oct 11) and the other one the following day. 

“If anyone is missing this hamster in Chai Chee area, please contact me,” Teo wrote, encouraging folks to share her post to reach out to more people.

Letterboxes in HDB estates forced open, grocery vouchers for lower-income families believed stolen

Several letterboxes in Redhill and Lengkok Bahru were forcibly pried open on Tuesday morning (Oct 13), SingPost said.

While the master doors of all nine letterbox nests were found to be locked and secure, the doors of several individual letterboxes were left ajar and had scratches and dents.

Debtor threatens to jump from 13th storey: Debt recovery agents on challenges amid Covid-19 pandemic

SINGAPORE – With eight years’ experience under her belt, Mrs Lyn Ling thought she had seen everything in the debt collection business.

But that was until Sept 17, when she and a colleague found themselves in the harrowing situation of desperately holding on to a female debtor who was trying to jump from a 13th-storey ledge.

“We went to her flat to serve her notice and talk to her as she had stopped paying her renovation loan,” said Mrs Ling, 35, founder of Fast Debt Recovery Specialist.

“Suddenly, she shouted at us, unlocked the gate and rushed towards the ledge outside her unit.”

Before dashing out of the flat, the woman had said in Mandarin: “I can let you see my two bank accounts, the total is zero. I jump down now for you to see.”

HSA warns against use of Mone Macha Cocoa slimming product that contains banned substance

SINGAPORE: People have been warned not to buy or consume a slimming product containing a banned substance that could cause insomnia, hallucinations and other serious adverse effects.

Mone Macha Cocoa, which comes in the form of a chewable tablet and is marketed on e-commerce platforms, contains sibutramine, said the Health Sciences Authority (HSA) in an advisory on Wednesday (Oct 14).

Sibutramine was previously a prescription-only weight loss medicine in Singapore, before it was banned in 2010 due to an increased risk of heart attack and strokes.

HSA received feedback from two members of the public about the product. The first person had taken the product and experienced “extreme thirst and rapid heartbeat”, said the authority.

“The second suspected that the product may contain potent ingredients based on the claims made,” it added.

Mone Macha Cocoa was marketed to have the ability to “decrease fat absorption” and “increase fat metabolism”, and was labelled to contain natural fruit and vegetable ingredients.

It was found to contain sibutramine after HSA tested the product.

“Other serious adverse effects reported by consumers who took products adulterated with sibutramine include rapid heartbeat, insomnia, hallucinations and hearing voices,” said HSA.

Consumers should stop taking Mone Macha Cocoa immediately and consult a doctor if they feel unwell or are concerned about their health, the authority added.

They are warned to be wary of products that carry exaggerated weight-loss claims or those that deliver “unexpectedly quick effects”, as they could contain ingredients that harm their health.

“There is no quick and easy way to lose weight. Weight control should be achieved through a combination of balanced diet and appropriate exercise. If you need help managing your weight, please consult your doctor, dietitian or a healthcare professional,” said HSA.

Warnings have been issued to the sellers. Website administrators are working with HSA to take down the listings of the product, with Mone Macha Cocoa sold on local e-commerce platforms such as Carousell, Lazada, Shopee and Qoo10.

It was also sold on social media platforms such as Facebook and Instagram.

“All sellers and suppliers must stop selling this product immediately. It is illegal to sell and supply products which contain banned substances,” warned HSA.

Sellers and suppliers who are convicted may be imprisoned for up to two years, fined up to S$10,000 or both.

Singapore Apple fans can pre-order the new iPhone 12 and 12 Pro from Oct 16

SINGAPORE – As expected, tech giant Apple has announced four iPhone 12 models during a special “Hi, Speed” virtual event on Tuesday (Wednesday morning Singapore time).

They are the 5.4-inch iPhone 12 mini, 6.1-inch iPhone 12, 6.1-inch iPhone 12 Pro and 6.7-inch iPhone 12 Pro Max. And all comes with 5G connectivity.

During the event, Apple CEO Tim Cook said: “Today is the beginning of a new era for iPhone. We are bringing 5G to iPhone.”

While the iPhone 12 models are said to feature the most 5G bands on any smartphones, they will only support the faster and low-latency mmWave 5G bandwidth in US.

In terms of design, all the iPhone 12 models look like their predecessors but now feature flat sides instead of curved sides. They all now feature Oled displays too.

The new iPhone 12 models all feature Apple’s latest A14 Bionic chip, which is the fastest chip on a smartphone according to its maker.

Singapore sees third straight quarterly GDP contraction, but signs point to recovery

Singapore’s export-focused economy recorded its third consecutive year-on-year decline in the third quarter, the country’s trade ministry said on Wednesday, with the milder contraction in comparison with the first two quarters possibly pointing to the city state’s recovery from the economic fallout caused by the coronavirus pandemic.

Even so, analysts predicted Singapore would likely only see positive economic growth next year, warning that other countries in the region are still grappling with fresh waves of infections and newly implemented lockdowns.

The economy, often seen as a bellwether for the region, contracted 7.0 per cent year on year in the third quarter, the Ministry of Trade and Industry (MTI) said in its estimates, but grew 7.9 per cent on a quarterly, seasonally adjusted basis.

“The improved performance of the Singapore economy in the third quarter came on the back of the phased reopening of the economy following the Circuit Breaker,” said the ministry, referring to its two-month partial lockdown from April to June.

Hyundai begins building electric vehicle hub in Singapore

SINGAPORE – South Korea’s Hyundai Motor Co started construction on a research and development centre in Singapore on Tuesday that will house a small-scale electric vehicle production facility.

Speaking at the groundbreaking ceremony, Singapore Prime Minister Lee Hsien Loong said the facility may produce up to 30,000 electric vehicles (EVs) annually by 2025 and represents an investment of S$400 million ($295 million).

Singapore is one of the world’s most expensive places to buy a car and does not currently have any auto manufacturing capacity. But the wealthy city-state has set out ambitious plans to phase out petrol vehicles by 2040.

“Automotive activities are becoming viable in Singapore once again. EVs have a different supply chain, fewer mechanical parts and more electronics, which plays to Singapore’s strengths,” PM Lee said.

A Hyundai spokeswoman confirmed the 30,000 unit target but said that the exact capacity was yet to be determined. The facility is due for completion by end 2022, the firm said in a statement.

Step-family of Mustafa boss accuses him of wrongdoings, wants company to be wound up

SINGAPORE – The step-family of Mustafa Centre boss Mustaq Ahmad levelled serious allegations against him on Tuesday (Oct 13), accusing him of cheating his father, his stepmother and his step-siblings so that he and wife and children could “line their pockets”.

The allegations came at the start of a 34-day hearing into a suit brought against Mr Mustaq and his family by his five step-siblings and their mother, with each side accusing the other of “insatiable” greed.

The step-family, led by Mr Ayaz Ahmed, is asking the High Court for an order to wind up Mohamad Mustafa & Samsuddin Co (MMSC), the company behind the popular department store.

A liquidator should be appointed to look into the affairs and records of the company and recover any property that has been improperly dissipated before the winding up, they said.

They contended that Mr Mustaq’s various wrongdoings have caused an “irretrievable breakdown” in the relationship among the shareholders.
